  • What day is rent late?  

    After the 5th of every month for most of our properties but not all. 


  • When will I get my deposit back?  

    The deposit receipt will be mailed out within 21 days after you turn in keys.  


  • Who is responsible for the air filters in the home?  

    Tenants are responsible for changing the air filters about every 60- 90 days.


  • How do I put in my 30-day notice?  

    Your 30-day notice will need to be in writing. This can be done by writing a letter, sending us an email, or coming into our office and filling out the form. 


  • What is the process for getting a pet?  

    The owner of the home would have to approve the pet first if approved, the tenant will pay an additional deposit.


  • What are all of my options for paying rent?  

    You can pay rent through your online portal through E-Check or Credit/Debit card.  You can also bring in or mail a personal check, cashier's check, or money order to our office.  We do not accept cash payments.


  • Who is responsible for changing the batteries in smoke detectors?  

    Tenants are responsible for changing batteries in smoke detectors.  


  • How can I put in a maintenance request? 

    You can put in a maintenance request through your tenant portal, over the phone, or by coming to our office.


  • What is the process of adding someone to my lease?  

    They will need to apply and first be approved by the property owner. If approved, there will be a one-time $99 roommate add-on fee.  


  • What is the process of breaking my lease?  

    If you wish to break your lease, One of our Brokers here at Authority will need to reach out to the property owner to see what sort of agreement can be reached. These situations are all handled on a case by case basis.


  • Who is responsible for lawn care?  

    Unless stated in your lease that the owner pays for landscaping services, tenants are responsible for maintaining landscaping.


  • What is the move-out process?  

    Once you put in your 30-day notice, an optional pre-move out walkthrough can be requested to be done to let you know if we see anything that may come out of your deposit. This would need to be scheduled no less than two weeks before your move-out date. After that, you will bring your keys to the office on or before your move out date and fill out a key return form. From there, within 21 days, the deposit receipt will be mailed out to you.  


  • Do all repairs/alterations need to be approved by the owner?  

    Every repair or alteration will need to be approved by the owner.    


  • What is the process if I want to move into another unit that you manage?  

    First, you will want to apply for the unit you are interested in, and if approved, you will need to be prepared to turn in a notice on your current unit and pay the deposit for the new unit. 


  • How do you remove someone off of a lease?   

    They will need to turn in a 30-day notice provided the lease term has ended, or the contract is running month to month.    


  • How long does it take for my maintenance request to be completed?  

    Maintenance requests vary depending on our vendor's schedules, but once dispatched, the vendor will call to schedule an appointment with you within 24-48 hours.   


  • What is the process if I want to move-out sooner then my 30-days?  

    You are more than welcome to move-out sooner, but you would still be responsible for the full 30 days rent.   


  • What happens if I do not pay my rent?  

    If you do not pay rent, the property owner and or Authority may begin legal proceedings to recover the rent and or possession of the unit.


  • What is the best way to contact the office?
