Due to COVID-19, we are not showing any occupied units at this time. You can hit the "Schedule Viewing" button and be added to the waitlist for the property; you will be notified as soon as the property is available for showings. You are still welcome to apply for the property, and if approved, we can approach the current resident to see if we can get a viewing. If not, we will need to wait until they move out.

  • What is your application process?

    Once received, we will do a credit and background check to ensure you meet our minimum credit requirement of no less than a 650 score; you bring in 3 times the amount of rent on the Net side and have a good rental history. If your application meets all of these requirements, it will be passed to the property owner of the home for final approval or denial.  You can review our rental policy statement here:  Rental Statement Policy.  


  • How long does it take to process the application?

    It takes approximately 1-2 business days to process your application in our office. If you've met our requirements, your application will be passed over to the owner of the home for review. It takes approximately 2-4 business days for owners to make a decision, though we have seen shorter and longer wait times.


  • What do I need to provide to start the application process? 

    You must provide us with an application, application fee, proof of income, and your ID.


  • Do we have to submit two applications if we are married?

    Yes. We require an application for every person over the age of 18 who will be living in the home, as we must conduct a separate credit and background check on all applicants.  


  • How long is my application good for?

    Your application is active for 60 days; during this time, you can move your application to any property that you choose without paying another application fee up to three times.


  • What If I do not have any credit?

    If your credit score returns as "Non-Applicable," it will not disqualify you. Owners prefer to see at least a 650 credit score, so approval may be more difficult with no credit score. 


  • What do owners look for in an applicant?

    A credit score of at least 650 or higher, monthly net income of at least 3x the amount of rent, good rental history, and no history of serious criminal activity.


  • Are Co-signers allowed?

    Authority Property Management does not accept co-signers.

  • Is there any way around the credit requirement?

    Unfortunately not. Due to Fair Housing Laws, we have to maintain the 650 credit requirement for all applicants.  


  • Do I need to meet all the rental requirements or just one of them?

    You will need to meet all of the requirements listed in our rental policy for your application to be considered.  


  • Can I apply for more than one house at a time? 

    We can only present your application to one homeowner at a time.


  • How do I continue the application process if my application is expired?

    To continue the process, you must repay your application fee so an updated credit and background check can be pulled. If any of your personal information has changed, such as employment or residency, we would need this information as well. 


  • How do you calculate the income and credit requirement if there are multiple people applying?   

    We add each individual's income together, and then we take an average of everyone's credit scores.   


  • If I am moving from out of town, how do I show proof of income?

    Yes. If you already have a job lined up locally, you may provide a job offer letter on company letterhead. If not, we can use what you have in savings. This is calculated by dividing the savings amount by the lease term (12 or 6 months). This amount would have to meet 3x the amount of rent to qualify.


  • Should I see the house before applying?  

    Owners prefer applicants to see the home prior to placing a deposit if approved, but you can put an application in before viewing the home.   


  • If I have a child that is 18 and still in school, do they still have to apply?  

    Yes, we still need to run a credit and background check on any potential occupant over 18.  


  • Does everyone who applies need to pay an application fee?  

    Yes, the application fee goes towards running credit and background check on each individual.   


  • How can I be notified of new properties that come available?  

    Under the vacancies tab on our website, you will see a box to input your email address in. This will notify you any time a new listing is posted.


  • What is the total move-in cost?  

    To move in, you are responsible for paying the deposit and the first month's rent.
