August 2026 Redding Rental Market Update: A Market That’s Moving
Strong leasing activity, local investment wins, community recognition, and practical insights for Redding rental property owners and investors.
August has given us plenty to talk about. The Redding rental market is moving, local investors are making moves of their own, and our Authority Property Management team has had a busy summer both in and out of the office.
This month, we’re looking at our latest vacancy and leasing numbers, a successful local fourplex transaction, an important California rent cap update, rental property depreciation, and some exciting recognition for our team.
As always, our focus is helping owners, investors, and residents navigate rental housing in Shasta County with less stress.
🏘️ Redding Rental Market Update
If the last 30 days are any indication, renters are still moving.
Authority Property Management completed 36 move-ins over the past 30 days, while our residential portfolio is currently running at a 6.3% vacancy rate.
That activity tells us this is not a stagnant Redding rental market. Properties are turning over and new residents are moving in.
At the same time, renters have choices. Pricing, property condition, marketing, and responsiveness continue to matter. Owners who stay realistic about pricing and keep their properties clean, maintained, and move-in ready are in a much better position to capture current demand.
For Redding rental property owners, this is a good time to pay attention to days on market and showing activity rather than relying only on what a property rented for last year.
📈 Shasta County Sales Market Snapshot
The sales side of the market is moving too.
Josh Barker’s most recent Shasta County market report available during our research showed 989 closed sales through May 2026, compared with 867 during the same period in 2025. That represented a 14.1% increase in year-to-date sales, despite continued pressure from mortgage rates.
We’re seeing some of that investor activity firsthand.
Recently, one Authority PM owner decided to sell a fourplex while another Authority PM owner was looking to buy. The property transferred from one client to another and closed in just 35 days.
It was an incredibly smooth transaction and a great example of something we have noticed lately. Some investors are choosing to move cash into real estate and expand their portfolios when the right opportunity comes along.
Every investment is different, but opportunities like this remind us that real estate investing in Redding is about more than interest rates. Price, rental income, expenses, tax strategy, property condition, and long-term goals all play a role.
💰 Investor Corner: Are You Accounting for Depreciation?
Speaking of investment strategy, there is another part of rental property ownership that is easy to overlook: depreciation.
Rental property performance is about more than the difference between rent collected and bills paid each month. Depending on an owner's individual circumstances, depreciation may reduce taxable rental income even while a property is producing positive cash flow.
For most residential rental buildings using the federal General Depreciation System, the depreciable building basis is generally recovered over 27.5 years. Land is generally not depreciable.

Our Rental Property Depreciation Calculator allows owners to enter figures such as purchase price, estimated land value, annual rental income, expenses, and when the property was placed in service. The calculator provides a simplified illustration of estimated depreciable basis, depreciation, and how that deduction could affect taxable rental income.
One of the biggest takeaways is simple:
Positive cash flow and taxable rental income are not necessarily the same number.
That is one reason experienced investors look beyond this month's rent check when evaluating the long-term performance of a rental property.

⚖️ Legislative Lowdown: AB 1482 Rent Cap Update
There is an important number for California rental property owners to know this month.
The North Valley Property Owners Association reports that the updated CPI figure is 3.6%. This means rent increases taking effect after August 1, 2026 may be capped at 8.6% for properties subject to AB 1482.
Not every rental property is subject to the same rules or exemptions, so owners should not assume the maximum automatically applies to their property.
Before changing rent, review the property's status, applicable limits, and notice requirements. Owners should review questions about their specific property with their attorney or another trusted professional when needed.

NVPOA is a nonprofit rental housing organization currently serving 12 Northern California counties. The organization provides education, advocacy, rental forms, screening resources, networking, and support for property owners and management professionals.
This nomination is especially exciting for us because Authority Property Management won the NVPOA property management award in 2024.
Being considered again by an organization made up of people who work directly in the Northern California rental housing industry is something our entire team is proud of.

👥 Team Update: Anniversaries, Birthdays & a Few Golf Balls
We have plenty to celebrate around the office this month!
First, congratulations to Cassey on her one-year anniversary with Authority Property Management! We appreciate everything she has contributed during her first year and are glad to have her as part of our team.
We’re also wishing a very Happy Birthday to Vicky and Lucy! 🎂🎉 We hope they both have a fantastic birthday and want to thank them for everything they bring to the Authority PM team.
We also recently traded the office for golf clubs and headed over to Redding Aqua Golf for a team outing. We had a blast!
Aqua Golf has made some great improvements to the property, and our experience was fantastic. We always enjoy seeing another local Redding business investing in its facility and creating a fun place for our community.
A big thank you to the Aqua Golf team for taking such good care of us.

August heat in Redding is no joke. A little preventive maintenance now can protect rental properties, improve resident comfort, and reduce surprise service calls.
A few things worth checking this month:
- HVAC performance: Check filters and address systems that are struggling during peak heat.
- Dryer vents: Inspect for lint buildup and proper airflow.
- Exterior gaps: Seal potential pest entry points.
- Attic ventilation: Proper ventilation becomes especially important during prolonged heat.
- Irrigation: Look for leaks, overspray, broken emitters, and unnecessary water use.
- Fire preparation: Keep dry vegetation, leaves, and combustible debris under control.
Small maintenance items handled today can help prevent much larger expenses tomorrow.

With investors buying again, should I be looking for another rental property?
Maybe, but start with the numbers rather than the excitement.
Look at realistic rent, operating expenses, insurance, property taxes, expected maintenance, financing, vacancy, and the property's long-term potential. Then talk with your tax professional about considerations such as depreciation.
Our recent fourplex transaction is a great example. One investor was ready to exit, another was ready to acquire, and the right property connected those two goals in a smooth 35-day closing.
The best investment is not simply the property you can buy.
It is the property that makes sense for your strategy.
