The Redding rental market continues to perform well as we move through the heart of summer.

Authority Property Management is currently maintaining an impressive 94.7% occupancy rate, reflecting continued demand for professionally managed homes. Rental pricing across the area has remained steady, and at this time we're seeing little need for move-in specials or rent concessions. Three-bedroom, two-bath homes continue to be one of the most sought-after property types, leasing quickly when they're clean, well-maintained, and competitively priced.


June was another active month for our team:

  • 994 units managed
  • 204 rental applications received
  • 89 leases sent
  • 121 property inspections completed
  • 572 maintenance work orders coordinated
  • 824 online rent payments processed
  • More than $1.28 million was collected online for our owners.


The takeaway is simple: professionally managed, well-maintained homes continue to perform exceptionally well in today's market.


Shasta County Sales Market Snapshot

According to Josh Barker's latest Shasta County market update, higher mortgage rates continue to influence buyer decisions, but the local housing market remains resilient. Inventory has improved, mortgage rates have remained relatively stable, and buyers continue to purchase homes that are priced correctly and move-in ready.


We're also seeing something interesting happen in the investment market. More investors are beginning to make offers as opportunities present themselves. With increased volatility in the stock market, some investors appear to be shifting a portion of their investment dollars into real estate in search of long-term appreciation and dependable cash flow. While every investment strategy is different, we're seeing renewed confidence from buyers looking for quality rental properties.


For rental property owners, that's encouraging news. Many households continue choosing to rent while waiting for mortgage rates to improve, helping maintain strong demand throughout the Redding rental market.

California continues to place a strong emphasis on fair and consistent rental application practices. Owners should make sure their screening process is clear, documented, and applied consistently to every applicant.

July is one of the hottest months in Northern California, making preventive maintenance especially important.

Here are a few simple items that can save expensive repair bills later:

  • Use a wet/dry shop vacuum to clean your air conditioner's condensate drain line. Over time, algae and debris can clog the line, causing water to back up into the home, potentially leading to ceiling damage, water intrusion, or emergency service calls.
