Summer has arrived in Redding, and the rental market is heating up right along with the weather. Leasing activity remains strong across our portfolio, quality homes continue to move quickly, and we're seeing healthy demand from renters looking to secure housing before the busiest part of the season.

Across the Authority PM portfolio, our vacancy rate is currently just 4.8%, and we have more than 45 applications actively being processed. Demand remains especially strong for well-maintained homes that are priced competitively and ready for move-in.


We're also noticing a few clear trends:

  • Three-bedroom, two-bath single-family homes continue to lease the fastest.
  • Rental pricing appears to be holding steady or increasing.
  • We have not needed to offer move-in specials to attract qualified applicants.

As summer relocation activity picks up, renters are moving quickly when the right property becomes available.

It's been a busy and exciting month for our team.

We've completed a full upgrade of our office computer hardware to help improve communication, efficiency, and day-to-day service for both owners and residents. Technology and great people continue to be two of the best investments we can make.

One of our favorite stories this month came from a routine property inspection.

As one of our property owners was leaving the property, they noticed the resident's daughter running a lemonade stand. They stopped for a glass of lemonade, paid the sixty-cent asking price, and left the young entrepreneur a twenty-dollar tip. Apparently, she's still talking about it.
