September 2026 Redding Rental Market Update for Property Owners

Fall leasing, Shasta County sales signals, and practical owner prep as Redding cools from summer heat.

September is a transition month in Redding. The heat eases, school routines settle, and summer vacancies get a fresh look from serious applicants.

This month: our portfolio occupancy snapshot, Shasta County sales (and what we are seeing when rentals try the for-sale route), a mid-year AB 414 deposit-refund reminder, fall maintenance, Anderson Chamber Greeters at our office, our Best of North State nominations, and a couple of local weekends still on the calendar.


Redding Rental Market Update

Across our managed portfolio as of September 14, occupancy sits at 92.8% (920 occupied of 991 active units). That leaves 71 vacant units: 11 already re-rented and awaiting move-in, and 60 still available, for about a 7.2% vacancy rate. Another 21 units are on notice (4 already re-rented, 17 still to fill), so fall make-ready and showing response stay important.


Those are our figures only. For owners, the basics still win: clean units, honest comps, fast showing response, and make-ready that photographs well. Watch days on market and showing feedback more than last year’s rent. If a home is sitting, review photos, price, and condition with our leasing team before fall slows further. Shasta County Sales Market Snapshot

Sales still matter for rental investors, even when you are not listing.


Per Josh Barker’s September 2026 Shasta County update on reddinghomes.com/blog (sales source), August closed 233 homes versus 228 a year earlier (+2.2%). Year to date, 1,791 sales versus 1,708 (+4.9%). Inventory is tighter: 946 active listings versus 1,059 last August (−10.7%), and 323 new listings versus 341 (−5.3%).

Median sale price hit $385,000 versus $357,000 (+7.8%); average was $436,772 (+4.8%). Absorption is about 4.32 months versus 5.26 a year ago (balanced, slight seller edge when priced right). Strongest band: roughly $250,000 to $500,000. Days on market improved (85 listing-to-close vs 95; median DOM 66 vs 75).


A 30-year fixed averaged around 7.125%, up from about 6.75% the prior month. Redding SFR permits through June 30 were 49 versus 135 (about −64%). Josh notes DR Horton is winding down remaining inventory; Palomar sells roughly 50 to 60 homes a year.

What we are seeing on our side: quite a few rental homes go up for sale, then sit with little or no activity for about two to four months. Owners bring them back to us to get rented.


We are watching the same properties leave the rental pool for a sale listing and come right back when the market does not cooperate.



Owner takeaway: Higher rates keep some households renting longer. Tight sales inventory supports values when a home is priced right, but a slow sale can cost months of vacancy. If a listing is quiet, a clean rental plan often beats waiting it out empty. Owners weighing that fork in the road may also find our recent piece on selling versus keeping a Redding rental useful.


Legislative Lowdown: AB 414 Electronic Deposit Refunds

California AB 414 took effect January 1, 2026, and updated how residential security deposits can be returned under Civil Code section 1950.5. Mid-year reminder, not a brand-new headline.


In plain English: if rent or the original security deposit was received electronically, the deposit return process may need an electronic refund path, with the tenant designating an account or method in writing. Owners and tenants can also agree in writing to another return method. Keep move-out checklists and written consent records tidy so timing expectations around the deposit and itemized statement stay on track.

Seasonal Maintenance Tips

After peak Redding heat, a short fall pass protects the asset and cuts surprise calls:


  • Change HVAC filters and schedule service if the system struggled through summer
  • Clear dryer vents for airflow and fire safety
  • Clean gutters before the first real rain
  • Trim vegetation and clear dry debris for fire prep
  • Walk irrigation for leaks and wasted water
  • Test smoke and CO alarms; replace weak batteries
  • Check weatherstripping as nights cool


Small fixes now usually cost less than emergency work later.

Q: Fall leasing is slower and my vacant home has more days on market. Should I drop the rent right away?

Not automatically. Start with current comps, property condition, and showing feedback. If applicants like the home but hesitate on price, a modest adjustment or targeted make-ready (paint, flooring, yard, better photos) often beats sitting empty. If showings are scarce, marketing and presentation may be the first problem, not the rent alone. Long vacancy has a real cost, so a thoughtful small move early often beats holding an ambitious number for months.
