What an Empty Fall Rental Really Costs Redding Owners

An Empty House Still Bills You Every Day.

Summer is the busy season for rentals in Redding. Families move before school starts, leases roll over, and the phone rings. Then fall shows up. School is back in session, the holidays get closer, and fewer people are out looking for a new place to live.


If your rental is sitting empty right now, you are not alone, and you have not done anything wrong. But it helps to know what that empty house is actually costing you. Most owners think about the rent they are missing. Fewer add up the bills that continue while nobody lives there.


The Real Daily Cost of an Empty Rental

A vacant rental costs you in two ways.


Lost rent. Every day without a tenant is a day of rent you will not get back. To turn monthly rent into a daily number, multiply the monthly rent by 12 and divide by 365. That spreads a year of rent across every day of the year, so short and long months even out.


Carrying costs. When the tenant moves out, many bills shift back to you. Common ones include:

  • Electric and gas, so the lights work for showings and the house stays at a safe temperature
  • Water, sewer, and trash
  • Lawn care or landscaping, because a brown yard makes a bad first impression
  • Pest control
  • Pool service, if the property has one
  • Other fixed costs like HOA dues, insurance, or mortgage interest, which do not stop just because the house is empty


Add those together and run them through the same math (monthly rent × 12 ÷ 365). Lost rent per day plus carrying costs per day is what one empty day really costs you.


A Worked Example: Two Homes (Illustrative Numbers)

Here is how the math plays out on two homes. These are round, illustrative numbers for the example, not Redding averages, not sourced statistics, and not any specific property. Swap in your own.


Home 1: $1,800 a month. Lost rent is about $60 a day.


Home 2: $2,600 a month. Lost rent is about $87 a day.


(Those are quick estimates, monthly rent divided by 30. The more precise monthly rent × 12 ÷ 365 formula, which the calculator below uses, gives about $59 and $85.)


Then add the bills that continue while the house is empty:

  • Utilities: about $200 per month
  • Landscaping: about $150 to $175 per month
  • Mortgage and insurance payments, where applicable


Depending on the home, those outgoing costs add roughly $15 to $45 a day on top of the lost rent.


Total: roughly $75 to $130 for every day the house sits empty.


In plain terms, an empty rental like this can cost you $75 to well over $100 a day. At $75 a day, a 30-day vacancy costs about $2,250. At $130 a day, it costs about $3,900. And that is before cleaning, repairs, or a single dollar spent on marketing.


If you want a real Redding reference point for rent, HUD publishes Fair Market Rents for the Redding metro area. For fiscal year 2026, HUD's figure is $1,590 for a two-bedroom and $2,211 for a three-bedroom. Keep in mind those are HUD program benchmarks that include utilities, not a pricing tool for your specific house.


How to Cut Your Vacancy Days

You can't control the season. You can control a lot of what happens while the house is empty.


Price it right on day one. Overpricing feels safe, but it often costs more than it earns. Using the $1,800 home above at about $75 a day: pricing the home $50 lower per month costs $600 over a 12-month lease. If that lower price rents the home just two weeks sooner, it saves about $1,050 in empty days. If you are not sure where your rent should land, a free rental analysis is a good place to start.


Speed up the turnover. Every day between move-out and "ready to show" is a vacant day. Schedule the walk-through, cleaning, paint, and repairs before the tenant leaves, not after. Line up vendors early so the work happens back to back.

Make showings easy. Answer inquiries fast. Offer times that work for people with jobs, including evenings and weekends. A renter who waits two days for a reply has often already found somewhere else.


Keep the good tenant you already have. The cheapest vacancy is the one that never happens. Start the renewal conversation well before the lease ends, fix the small things they have asked about, and treat a good tenant as a valuable part of your rental investment. Nationally, the U.S. Census Bureau put the rental vacancy rate at 7.3% in the second quarter of 2026. That is a national number, not a Redding one, but it is a reminder that renters have choices, and a tenant who feels taken care of is more likely to stay.
